- A deposit of £300 per person holds a place. It is paid against the tour price, never as a booking fee.

- An on-tour host present for the week

- Flights — book your own, or we buy them at cost + £50 handling
- Travel insurance — your responsibility, and we do not advise on it
- Visas and visa fees — we tell you what the published route requires; we do not advise
- Personal spending, and meals outside the programme
- The optional London dinner — self-funded, and optional every time it is mentioned
- Any property purchase — Throne Property is a separate party
The seven days
Seven days in Bangkok
An urban base camp. Condominiums first, and every stop on the itinerary is within walking distance of the BTS or the MRT.
- Day 1: Arrival and meet and greet
- We meet you at the airport, run the transfer, and hold a short welcome dinner with the group.
- Day 2: Property day one
- Three condominium viewings in Sukhumvit and Thonglor, with the agent who manages the buildings.
- Day 3: Neighbourhood day
- Two neighbourhoods on foot with a local guide: groceries, transport, clinics, and the everyday logistics.
- Day 4: Property day two
- Viewings on the river side, plus a session on tenure, service fees and what a foreign buyer can actually own.
- Day 5: Cultural day
- One temple, one market, and an evening on the water. No appointments and no sales content.
- Day 6: Free day
- Nothing in the diary. We hold a table for dinner and stay reachable.
- Day 7: Departure
- Transfer to the airport at the time your flight needs, and a follow-up call once you are home.
Seven nights in a 4-star or better hotel on the Sukhumvit line, booked at block rate. The hotel is named in your confirmation, not on this page.
March is the end of the hot, dry season in Bangkok: 33-35°C in the afternoon, so the walking happens in the morning.

Asked before every booking
What happens if I cancel?
The deposit is fully refundable until 30 days before departure. After that the cancellation terms in our booking conditions apply, and we send those to you in writing before you pay anything.
Do I need travel insurance?
Yes. Travel insurance is your responsibility and it is not included. We do not sell insurance and we do not advise on it.
Are flights included?
No. You book your own flights, or we buy them for you at cost + £50 handling, shown separately from the tour price.
How many people are on a tour?
Eight at most. A private week is your party alone.
Is BuyThai a licensed estate agent in Thailand?
No. BuyThai is not a licensed estate agent in Thailand and does not sell property. The viewings are arranged with a separate property business, and any purchase is between you and that business.
Do you advise on visas?
No. We explain the published routes and link the official portals. Immigration and tax decisions are yours, taken with a qualified adviser.
